Joel Ospovat provides the vision that drives Sandalwood Management. He loves the commercial real estate market and has a knack for leveraging its global shifts. Known for his dynamism, extensive experience and business acumen, he has repeatedly negotiated transactions that have created generous rewards for Sandalwood, its investors and business partners, and also grown the firm into a real estate leader in both the U.S. and Canada.

Before acquiring Sandalwood, Joel served in a number of roles with both private and public lending and development organizations, including ITEC Capital Corporation, JRW Development and Republic Bank. Today, he continues to shepherd Sandalwood forward while remaining actively involved in the firm’s day-to-day operations via his trademark hands-on leadership.

Joel is a graduate of Victoria University in Manchester, England, where he earned an Honours Bachelor’s Degree in Economics.

Partner and Vice President Thomas Crowson’s expertise in investment strategy and operational management is the guiding force behind Sandalwood Management’s blueprint for maximizing its investment partners’ equity and assets, and increasing cash flow.

Thomas began his career with Sandalwood in 1993. After initially joining the Accounting team, he moved up quickly, affording him the opportunity to come in contact with all aspects of the business during his 25 + years, including redevelopment, sales, acquisitions, finance, tax, property management, and asset management for Sandalwood’s US$1 billion portfolio of multifamily, office and retail properties throughout Canada and the United States.

Thomas holds a BBA in Accounting from Millsaps College, in Jackson, Mississippi.

As Sandalwood Management’s Chief Operating Officer, Debra Schneider is involved in Sandalwood’s international strategic planning and operations on both the commercial and residential sides of the business. Debra oversees leasing, operations and management of the company's 3.8 million square feet of 27 retail assets across Quebec. She drives all retail portfolio and asset management functions across the US and Canada, including property redevelopment and repositioning, asset acquisition, and disposition.

Prior to joining Sandalwood in 2008, she held consulting positions with Booz Allen Hamilton’s practice in NYC and BearingPoint/Andersen LLP in Chicago. She holds an MBA from Carnegie Mellon University’s Tepper School of Business and a BBA from the University of Michigan’s Ross School of Business with distinction.

Levana Toledano wears numerous hats at Sandalwood Management. As Chief Financial Officer, she plays a key role in shaping and rolling out the firm’s financial and capital strategies. She oversees, among other things, all audit and tax processes, the financial planning and reporting, as well as all of the firm’s management operations in an ongoing effort to reduce costs.

As Vice President of Sandalwood’s office properties division, Levana manages the firm’s entire office space portfolio.

Serving as Sandalwood's CFO since 2006, Levana joined the firm with an extensive accounting and financial management track record. She spent eight years as Director of Finance for Jesta Capital, and eight years before that as an auditor with the Richter accounting firm. Levana has been a member of the Order of Chartered Accountants of Canada since 1991, and holds a Bachelor of Business Administration in Public Accounting from the HEC Montréal School of Business.

Pascale Cloutier joined Sandalwood Management in 2001. Today, she is in charge of all of the firm’s marketing and communications operations, and also manages the Retail Leasing team. Pascale began her career in 1997 at GESTEV Inc. (now a subsidiary of Québécor), which specializes in planning and managing sporting and cultural events

Pascale has been actively involved in the real estate community for years. She is a former board member of CREW M and currently sits on the committee for ICSC Quebec.

Pascale is a graduate of New Brunswick’s Université de Moncton. She holds a Bachelor of Information and Communications Studies.

Marie-Josée Marcoux has nearly 25 years retail real estate experience, including 19 with Sandalwood Management.

Marie-Josée has been Sandalwood’s Senior Director of Management and Operations since February 2016. Before that, she held various positions in Marketing, Administration and other departments within the firm.

Marie-Josée majored in Public Communications at Université Laval, and minored in Marketing & Management.

Yves Nadeau has over 30 years experience in commercial real estate.

A construction expert, Yves began his career at Iberville Developments in 1986, prior to joining Sandalwood Management 15 years ago as Manager of Operations. Today, as Senior Director of Construction and Operations, he oversees all facets of construction and renovations for the firm’s entire portfolio.

A plumber by trade, Yves holds a general contractor license from the Régie des bâtiments du Québec (RBQ).

Richard Pilon’s commercial real estate career spans 18+ years. The last two have been with Sandalwood Management, which he joined in 2018 as Senior Director of Retail Leasing.

Richard has worked as an independent realtor, and also at Provigo and Sobey’s. The experience he has gained on both the tenant and lessor sides affords him a broader perspective when assessing the needs of various parties.

Richard has a degree in Administration from UQAM, where he majored in Real Estate.

Nick Nesterenko’s real estate career began in 1987. He has since accumulated 30+ years experience in the field.

Nick studied business administration at Concordia University before becoming a residential realtor, and eventually shifting his focus to commercial real estate in the early 1990s, as property manager for Mandevco (formerly CDN Management).

Following tenures at Canderel, Oxford and Iberville Developments, Nick joined Sandalwood Management in 2004 as Real Estate Director, where he has since been handling management and leasing for the firm’s office space portfolio.
